America’s Most Expensive Home Is a $95 Million Hamptons Compound Once Offered for a Staggering $140 Million

A sprawling, 13,800-square-foot legacy compound on Georgica Pond in East Hampton, NY, has become the week’s most expensive home listing on Realtor.com® after hitting the market for an extraordinary $95 million.

The mega estate, dubbed Briar Patch, sits on 11.2 waterfront acres and boasts a primary residence and guesthouse. It was once owned by entrepreneur Chris Whittle, who tried unsuccessfully to unload it by private sale in 2014 for a staggering $140 million.

Whittle founded Avenues: The World School, an international network of private schools that began in New York in 2012. According to The Real Deal, Whittle put the property up for collateral after borrowing millions from the school that went unpaid, so the school purchased it.

It went up for auction unsuccessfully twice before the two-lot estate eventually sold last year for an undisclosed sum to an unnamed buyer.

Other pricey properties this week include a Midtown Manhattan condo nestled in the Aman Residences, a Beverly Hills, CA, estate owned by retired boxing champ Floyd Mayweather, and singer Billy Joel‘s 26-acre waterfront compound in New York.

Price: $34,000,000
Oceanfront opulence: This legacy compound originally hit the market last December for $40 million.

A 13,050-square-foot primary residence with 188 feet of direct ocean frontage boasts two wine cellars, imported fixtures, and a custom glass staircase. The 4.81-acre lot also offers two detached guesthouses and a six-car garage.

Price: $36,000,000
Brand-new build: This 17,000-square-foot contemporary with 115 feet of water frontage sits on the guarded, private island of Harbor Beach.

The five-bedroom residence is said to be owned by a couple who “led a Caribbean insurance conglomerate that was bailed out by Trinidad and Tobago for $7.3 billion in 2010,” according to The Real Deal. Highlights include a dramatic double staircase, a safe room, and a climate-controlled “showcase” garage.

Price: $39,995,000
Aman Residences: This Midtown condo on Billionaires Row designed by Jean-Michel Gathy is said to have sold two years ago for $34.8 million.

The three-bedroom unit is just one of 22 private homes located in the Crown Building. The 3,746-square-foot open floor plan features a Minotti Cucine-designed kitchen with Brazilian quartzite countertops, a double-sided fireplace in the living room, and a primary suite with access to a private terrace with hot tub overlooking the Manhattan skyline.

7. 917 N Crescent Dr, Beverly Hills, CA

Price: $48,000,000
Located next to the Beverly Hills Hotel: Retired boxing champ Floyd Mayweather is looking to part ways with this 15,096-square-foot estate that he purchased in 2017 for $25.5 million.

The six-bedroom mansion was built in 1992 but has been modernized over the years to now offer a wood-clad library, family room with cocktail bar, a wine cellar, and a light-filled primary suite surrounded by French doors. There is also a guesthouse with a movie theater, a concession bar, fitness center, and staff quarters.

6. 500 Centre Island Rd, Centre Island, NY

Price: $49,900,000
MiddleSea: Singer Billy Joel is once again trying to sell his 26-acre waterfront compound overlooking Oyster Bay Harbor.

The enormous, newly renovated estate includes The Main House, The Beach House, The Guest House, and The Gate House. There are also three separate buildable, 4-acre, waterfront lots, according to the listing. The 20,000-square-foot primary residence features a marble wraparound staircase, five en suite bedrooms, and a primary suite with waterfront views. Other lavish amenities include a bowling alley, wine cellar, spa, ballroom, two swimming pools, a floating dock, and boat ramp.

5. 912 Benedict Canyon Dr, Beverly Hills, CA

Price: $56,900,000
Newly modernized mansion: This seven-bedroom estate originally hit the market in 2023 for $72.5 million.

The sellers purchased the 17,005-square-foot estate in 2019 for just $16.7 million. Ornate details include hand-plastered walls and ceilings, automated glass walls, a mocha ash-stained library, “cinema-grade theater,” and a living room with a marble bar. There is also an entertainer’s kitchen with a separate catering kitchen, a wine room, pool with a cabana, an outdoor kitchen, zero-edge pool and spa, and championship-size tennis court.

4. 11740 Crescenda St, Los Angeles, CA

Price: $64,500,000
Ocho Manos: Milwaukee Brewers co-owner Robert Beyer and his wife, Catherine Beyer, are once again looking to sell their 20,000-square-foot megamansion.

Originally making its debut on the market last fall for $75 million, the eight-bedroom Brentwood estate resurfaced in March for $69.5 million. The newly reduced residence boasts an indoor-outdoor pavilion, a two-story dining room and library, a 1,200-bottle wine cellar, a chef’s kitchen and catering kitchen, a tennis court, sport court, entertainment room, and a service building.

3. 3566 W Crestwood Ct, Heber City, UT

Price: $65,000,000
Deer Valley location: This newly built mountain mansion boasts a private “James Bond” gondola with access to Deer Valley Resort, an indoor basketball court with an LED wall, a golf simulator, bowling alley, rock-climbing wall, and private spa.

The 21,378-square-foot residence is looking to set a record as the state’s most expensive listing if it scores the $3,041 per square foot asking price. Offering views that span the Jordanelle Reservoir to Bald Mountain and beyond, the 2.6-acre lot also has an infinity-edge pool with hot tub along with 5,000 square feet of heated outdoor space.

2. 1460 S Ocean Blvd, Manalapan, FL

Price: $79,000,000
Lake-to-sea oasis: This newly built island residence sits on 1.51 acres spanning the Intracoastal to the Atlantic Ocean.

The three-story residence boasts a dramatic, two-story entry with waterfalls, an oceanfront wellness wing, and primary suites on two levels. There are also indoor and outdoor pools, entertainment and service kitchens, staff quarters, a 16-car garage, and deep-water dock.

1. 90 and 100 Briar Patch Rd, East Hampton, NY

Price: $95,000,000
Georgica Pond location: This waterfront Hamptons compound with private pond known as Briar Patch sold last year for an undisclosed sum after two failed auction attempts.

Built in 1931, the six-bedroom primary estate was made for grand-scale entertaining, with its open floor plan and patios. A four-bedroom guesthouse was designed by architect Peter Marino. The 11.2-acre property also has a heated pool and spa nestled between the two residences.
